Full Home Inspection
A Full Home Inspection is a limited, non-invasive, visual inspection of a home typically performed in conjunction with a real estate transaction or annual home maintenance program. Whether you are selling, purchasing, or maintaining your home, seeking out a certified and licensed home inspector is essential. The surface appearance tells you little about the real condition of the home. It is my job to give you a better understanding of the most important and foundational elements of the home. As an independent, licensed home inspector, I work for you. Items inspected include roof, exterior & interior, doors, windows, attic/crawl space, HVAC, plumbing, electrical, etc. A fuller review of the typical items inspected can be found here. In addition, the Gold Star Full Home Inspection includes a thermal imaging** inspection, as well as the "We'll Buy Your Home" and Honor Guarantees. Many inspectors charge an additional fee for thermal imaging service. It is included as standard in the Gold Star Full Home Inspection in appreciation and service to our customers. **According to InterNACHI®, thermal imaging is, "The practice of recording thermal images using an infrared camera, which can detect radiation beyond the visible spectrum and record light-gradient images representing varying temperatures in enclosed spaces that may indicate electrical hot spots, moisture intrusion, heat loss, insufficient insulation, etc. Also called infrared thermography." There are many other types of professional inspections available to homeowners, such as a roof inspection, 4-point inspection, wind mitigation inspection, thermal imaging* inspection, moisture intrusion inspection, among others^.
Roof CertificationThere are many reasons to have a roof inspection, including those required to satisfy insurance companies. Notwith-standing, it is recommended that home-owners have a roof inspection once a year as a part of a regular maintenance program.

4-Point InspectionA four point inspection is often required upon the purchase or renewal of homeowner's insurance and covers the areas of the home most frequently connected to insurance claims (Roofing, Electrical, HVAC, & Plumbing).

Wind MitigationSince Florida is susceptible to high wind conditions, most obviously tropical storms and hurricanes, insurance companies give premium breaks to homeowners having features designed to mitigate losses tied to these wind intensive and damaging events. Owning to this, homeowners may wish to have a wind mitigation inspection to garner potential discounts on insurance premiums.
